This year, there are five complexes with an average apartment price per m2 of more than 20 million won.

According to the data on ‘Status of top 20 apartment complexes in sales price per pyeong by year since 2020’ received from the Korea Real Estate Agency by Rep. Lee Yeon-hee of the Democratic Party of Korea, a member of the Land, Infrastructure and Transport Committee of the National Assembly on the 30th, the apartments with the highest sales price per m2 from January to August of this year were ‘ ‘Possess Han River’ (41.66 million won).

Possess Han River was sold in Gwangjang-dong, Gwangjin-gu, Seoul last January, and 1 pyeong (3.3㎡) was sold for a whopping 137.7 million won, recording the highest sale price ever at the time of sale. This was followed by ‘Raemian One Pentas’ in Banpo-dong, Seocho-gu (KRW 20.88 million), ‘Maple Xi’ in Jamwon-dong, Seocho-gu (KRW 20.66 million), ‘DH Bangbae’ in Bangbae-dong, Seocho-gu (KRW 20.3 million), and ‘Raemian Leventus’ in Dogok-dong, Gangnam-gu (KRW 20.01 million). The selling price per ㎡ exceeded 20 million won.

Looking at the complexes that ranked first in sales price by year over the past five years, ‘Leel Sinbanpo Park Avenue’ in Jamwon-dong, Seocho-gu in 2020 (KRW 15.12 million), ‘Raemian One Bailey’ in Banpo-dong, Seocho-gu in 2021 (KRW 17.5 million), and ‘Mapo The Clash’ in Ahyeon-dong, Mapo-gu in 2022. ‘(12.32 million won), ‘Samik the Rhapsody’ in Naebalsan-dong, Gangseo-gu in 2023 (17.5 million won), etc.

The industry analyzes that the reason why the highest sale price per m2 this year rose significantly compared to 2020 to 2023 is because there were many sales in the Gangnam area while the overall sale price soared. Rep. Lee Yeon-hee emphasized, “The government must reexamine the entire real estate policy to calm excessive increases in pre-sale prices.”
