Last month, Seoul apartment sales prices (based on 3.3㎡) fell below 40 million won in six months due to loans and regulations.
The real estate platform company’s job company analyzed the actual transaction price of the Ministry of Land, Infrastructure and Transport, and said on the 17th that the average sales price per 3.3㎡ of apartments in Seoul last month was 39.96 million won, down 5.2% from December last year. The average trading price, which was 39.87 million won in July last year, exceeded 40 million won in August and steadily rose to December (42.13 million won). A direct official said, “The average price of apartments with low prices due to the cooling of the market due to loan regulations and confusion in the country seems to have lowered the average price.”
Seocho -gu was the biggest decline to 12.6%. It was 76.39 million won, down more than 10 million won from the previous month (87.42 million won). The volume of transactions was also 87, down 40%from the transfer (146 cases). High -priced apartment transactions such as Ramie Anwon Bailey have been reduced. Last month, more than 1.5 billion won in apartments in Seocho -gu was 74.7%, which was 8.9 percentage points lower than last December (83.6%). In the order of Gangbuk-gu (-5.9%), Gwanak-gu (-5.6%), Eunpyeong-gu (-4.3%), Gangseo-gu (-3.7%).
The right place was Jongno -gu (31.0%), Seodaemun -gu (10.7%) Yeongdeungpo -gu (6.3%) Yongsan -gu (5.8%), Dobong -gu (5.7%).
The new sale price rose last month. According to the ‘apartment sale price trend’ announced by the Housing City Guarantee Corporation (HUG), Seoul private apartments were 13.35 million won per ㎡ as of the end of last month, up 0.1% from the previous month. The average price of the last 12 months is the average price. Compared to a year ago, it rose 18.8%. Seoul’s pre -sale price fell 6.6% in December after the highest record in November. Based on 3.3㎡, 44.13 million won and 84㎡ of exclusive 84㎡ corresponds to 11,214 million won.
